Five Signs Your Roof Is Reaching the End
- It is 20 or more years old. Age alone is the strongest predictor. Past 20 years an asphalt roof in this climate is in its final stretch, whatever it looks like from the driveway.
- Curling, cracking, or missing shingles. Shingles that have started to curl at the edges or crack across the tab have lost their flexibility. Once several slopes show it, the material is failing generally rather than in one spot.
- Granules collecting in the gutters. A handful after installation is normal. An ongoing accumulation means the shingles are shedding the layer that protects them from UV and wear, and there is no way to put it back.
- Established moss growth. A light film is treatable. Thick moss with roots under the tabs has already begun lifting the shingles and letting water past them.
- Water stains on ceilings or walls. By the time a stain appears indoors, water has been getting through for a while and has likely reached the deck and insulation. This one warrants an inspection immediately rather than at the next convenient moment.

In a drier climate the timing of an annual roof inspection barely matters. Here it does, because our failure season and our repair season are the same months.
An inspection in September or October finds the problems while they are still cheap: shingles lifted by summer wind, flashing that has worked loose, valleys and gutters packed with needles, moss that has taken hold on the north slope over the summer. Every one of those is a straightforward fix in dry conditions. Leave them and the first sustained rain of the season turns them into water in the attic — and then the repair has to happen in the wet, on a schedule set by the weather rather than by you.
Autumn inspection also puts you ahead of the queue. When the first real windstorm comes through, every roofer in King County is booked on emergency calls. Homeowners who had their roof checked in October are not usually among those calls.
